Refund & Cancellation Policy
Our token refund process, timelines, and cancellation rules
This Refund and Cancellation Policy ("Policy") describes the terms under which Shri Hari Group ("we", "us", "our") processes refunds and cancellations of the booking token amount paid for flat reservations at our projects. This Policy is governed by the Real Estate (Regulation and Development) Act, 2016 (RERA), the Consumer Protection Act, 2019, and applicable Indian laws.
1. Booking Token Amount
The booking token amount (currently ₹25,000, or as displayed at the time of booking) is paid via our payment partner Razorpay when you submit a flat booking application on our website. This amount:
- Reserves the flat tentatively in your name pending verification
- Will be adjusted against the total property cost upon successful allotment
- Is fully refundable in specific scenarios described below
2. When You Are Eligible for a Full Refund
You will receive a 100% refund of the token amount in the following cases:
- Allotment Rejected by Us: If we are unable to allot the requested flat due to unavailability, KYC issues, or any reason on our end
- Cancellation Within 7 Days: If you cancel your booking within 7 calendar days of token payment, before the Letter of Allotment is issued, and no site visit has been completed
- Project Delay Beyond RERA Limit: If the project is delayed beyond the timeline mentioned in the RERA registration (subject to RERA refund/compensation rules)
- Material Change in Project: If we make any material change to the flat specifications, common amenities, or layout that affects your booking (you have the option to refund or accept the change)
- RERA-Mandated Refund: Any refund mandated by the Rajasthan Real Estate Regulatory Authority
- Force Majeure Cancellation: If the project is permanently cancelled due to government orders or other force majeure events
3. When Token Amount Is Non-Refundable
The token amount is not refundable in the following cases:
- Cancellation by You After Allotment: If you cancel the booking after a Letter of Allotment has been issued (deductions as per the Builder-Buyer Agreement)
- False or Misleading Information: If you provided false KYC, income, or identity information
- Failure to Complete Documentation: If you fail to execute the Builder-Buyer Agreement within 30 days of allotment without valid reason
- Failure to Make Subsequent Payments: If you default on the agreed payment schedule
- Fraudulent Transactions: Any payment found to be fraudulent or charged back without valid reason
4. Refund Process
To request a refund:

- Provide Required Details:
- Booking reference / receipt number
- Name as per booking
- Mobile and email used for booking
- Reason for refund/cancellation
- Copy of payment confirmation (screenshot or PDF)
- Verification: Our team will verify your request within 2-3 working days and contact you for any clarifications
- Approval: Once approved, the refund will be initiated via the same payment method used originally
5. Refund Timeline

Timelines are counted from the date of refund approval by our team. The actual reflection of the amount in your account depends on your bank/payment provider.
6. Refund Method
Refunds are processed via the original payment method only. For example, if you paid via credit card, the refund will be credited back to the same credit card. We do not process refunds via cash, cheque, or alternate accounts unless required by law or in special circumstances (e.g., card closed, account changed).
7. Cancellation by Buyer (After Allotment)
If you wish to cancel your booking after the Letter of Allotment is issued but before the Builder-Buyer Agreement is registered:
- Token amount is forfeited as cancellation charges
- Any additional amounts paid (beyond token) will be refunded after deducting:
- Administrative charges (up to 2% of property value)
- Brokerage paid (if applicable)
- GST already paid to the government (non-refundable from government)
- Net refundable amount will be processed within 30-45 working days of cancellation acceptance
If cancellation happens after the Builder-Buyer Agreement is registered, the refund terms in the registered Agreement will apply, subject to RERA rules.
8. Cancellation by Shri Hari Group
We reserve the right to cancel any booking if:
- KYC verification fails
- Eligibility criteria are not met
- Documentation provided is found to be false or forged
- The buyer is found to be involved in fraudulent activity
- The buyer fails to respond to our communications for 30+ days
In such cases, the token amount will be refunded in full within 10-15 working days.
9. Disputed Transactions
If you believe a transaction was unauthorized or incorrectly charged:

- Provide the transaction details and reason
- We will investigate with Razorpay and your bank, and respond within 7-10 working days
- If found to be a genuine dispute, refund will be processed as per applicable rules
Chargebacks raised without first contacting us may attract administrative charges.
10. Refund Status
To check the status of your refund request:
- Reply to the email confirmation you received for your refund request

- Visit our office during working hours
11. RERA Compliance
This Policy is in accordance with the Real Estate (Regulation and Development) Act, 2016, and the Rajasthan RERA Rules, 2017. In case of any conflict between this Policy and the RERA-mandated rules or registered Builder-Buyer Agreement, the more buyer-favorable provisions shall prevail. Our Manorma Heights project is registered under RERA Registration No. RAJ/P/2017/147.
12. Grievance Redressal
If you are not satisfied with the refund decision or processing:

- RERA Complaint: File a complaint with the Rajasthan Real Estate Regulatory Authority — rera.rajasthan.gov.in
- Consumer Forum: Approach the District/State Consumer Forum at Jaipur
- Payment Disputes: Contact Razorpay support at razorpay.com/support for payment-specific issues
13. Changes to This Policy
We reserve the right to update this Policy from time to time. Changes will be effective from the date of posting on this page. The Policy applicable to your booking is the one in force at the time of your token payment.
